How to read a renovation quotation before you sign

Turn a lump-sum renovation quote into a checkable scope covering quantities, materials, approvals, variations, payments and handover.

Two renovation totals cannot be compared fairly when one includes demolition, protection, disposal and finishing while the other leaves them as assumptions. A useful quotation makes the work, material standard and responsibility visible line by line.

What the official sources establish

CIDB advises the use of a construction contract and describes approvals that may be required before work. Malaysian consumer law also provides service guarantees, but a detailed written scope remains the clearest way to prevent disagreement.

  3. Verify the contractor and required approvals before paying a large deposit.
  4. Sign the final scope, drawings and payment schedule together and keep a copy off-site.

A useful decision rule

Prefer the quotation that makes cost risk and responsibility clearest, not automatically the lowest total. An omitted item usually returns later as a variation, delay or compromise.

Common mistake to avoid

Do not authorise substantial verbal variations on site. Record the changed scope, price and time effect before work continues, particularly where later work will conceal wiring, pipes or waterproofing.
